Pearland at a Glance

- Location: South of Houston
- County: Primarily Brazoria, with portions in Harris and Fort Bend
- Population: About 133,100
- Major Roads: SH 288, Beltway 8, FM 518 and SH 35
- Known For: TMC access, master-planned communities, shopping and suburban convenience
- Popular Communities: Shadow Creek Ranch, Silverlake, Southern Trails, Southwyck and Countryplace
- Housing: Established homes, 55+ communities and limited new construction

Pearland's location is one of its biggest advantages.

Buyers can choose established neighborhoods and large master-planned communities south of Houston while staying directly connected to the Texas Medical Center and Downtown through SH 288.

But Pearland is not one uniform market.

Commute times, school districts, property taxes, flood considerations and even the age and feel of the neighborhoods can change significantly depending on which part of the city you choose.

If you're considering moving to Pearland, here are the differences worth understanding before you start touring homes.

Where Is Pearland, Texas?

Pearland, Texas map showing city limits, SH 288, Beltway 8, Broadway/FM 518, SH 35, nearby Houston, Friendswood, Manvel, Iowa Colony, the Texas Medical Center and Hobby Airport.

Pearland is located directly south of Houston and is part of the Greater Houston metropolitan area.

Most of the city is in Brazoria County, although portions extend into Harris and Fort Bend counties. The City of Pearland estimated approximately 133,100 residents within the city limits as of January 2025.

Pearland's major transportation corridors include:

  • SH 288, which runs north toward the Texas Medical Center and Downtown Houston

  • Beltway 8 / Sam Houston Tollway, providing east-west access across southern Houston

  • Broadway Street / FM 518, the city's primary east-west commercial corridor

  • SH 35 / Main Street, running through central and eastern Pearland

SH 288 is particularly important for relocation buyers because it connects Pearland directly with the Texas Medical Center, Downtown Houston and several major employment centers.

If you're still comparing different parts of Greater Houston, our Houston Relocation Guide gives a broader look at the suburbs, housing, schools and commute patterns throughout the area.

Local Tip

Commute matters in Pearland. West near SH 288 can feel very different from areas near Pearland Parkway or SH 35. Start with your daily destination first.

Start with your daily destination, then narrow down the neighborhoods.

Pearland Housing Market At a Glance

As of September 2026, the Pearland market area had:

Pearland Housing Market

Market Indicator September 2026
Median Sold Price $400,396
Months of Inventory 3.9 months
Average Days on Market 40.2 days
Listing Inventory Change +0.5% YoY

HAR currently classifies the Pearland market as a seller's market based on 3.9 months of housing inventory.

These numbers are helpful for understanding the overall market, but they should not be used to define every neighborhood.

A smaller established home in central Pearland and a larger property in Shadow Creek Ranch may fall into completely different price ranges even though both have a Pearland address.

What Is It Like Living in Pearland, TX?

Pearland feels more established than many of Houston's newer outer suburbs.

You will find mature neighborhoods, large master-planned communities, newer sections, shopping centers, healthcare facilities, parks and recreation without needing to drive into central Houston for most everyday needs.

For many buyers, that balance is the appeal.

You can live outside Houston while still maintaining relatively direct access to some of the city's largest employment centers.

Pearland is particularly worth considering for people working in or around:

  • Texas Medical Center

  • Downtown Houston

  • NRG / South Main

  • Hobby Airport

  • South Houston

  • Clear Lake and southeast Houston

If you're researching several suburbs at once, our guide to the best places to live in Houston can help you compare Pearland with communities in other parts of the metro.

Which Part of Pearland Should You Live In?

One of the most important things relocating buyers should understand is that Pearland can feel very different depending on where you live.

Here is a simple way to think about the area.

West Pearland
SH 288 access, major shopping, larger master-planned communities and a popular choice for Texas Medical Center commuters.
Central Pearland
Established neighborhoods, Broadway/FM 518 access and convenient everyday shopping and services.
East Pearland
More established housing with access toward Friendswood, Hobby Airport and southeast Houston.
South of Pearland
Manvel and Iowa Colony offer more new construction and rapidly growing master-planned communities.

West Pearland

West Pearland experienced significant growth around the SH 288 corridor.

This is where buyers will find communities such as Shadow Creek Ranch and Silverlake along with Pearland Town Center, large retail centers and convenient freeway access.

For someone commuting north toward the Texas Medical Center, west Pearland often becomes one of the first areas to consider.

Central Pearland

Central Pearland offers more established neighborhoods along with convenient access to Broadway/FM 518.

Buyers who prefer mature communities over a large master-planned development may find more options here.

East Pearland

Eastern Pearland feels more established and puts residents closer to SH 35, Pearland Parkway, Friendswood and routes toward southeast Houston.

For someone commuting toward Hobby Airport, Clear Lake or southeast Houston, east Pearland may make more sense than the SH 288 side of town.

South of Pearland

If brand-new construction is one of your highest priorities, don't stop your search at the Pearland city limits.

Manvel and Iowa Colony continue to add newer residential communities and master-planned developments along the SH 288 corridor.

Buyer Tip: Choosing the right side of Pearland often matters more than choosing the "best" neighborhood. Start with commute, schools and monthly housing cost, then narrow down the houses.

Popular Neighborhoods in Pearland, TX

Shadow Creek Ranch

Shadow Creek Ranch is one of Pearland's largest and most recognizable communities.

The approximately 3,500-acre master-planned development includes more than 7,000 homes and living units and played a major role in Pearland's westward expansion toward SH 288.

Residents have access to lakes, trails, parks and community amenities, along with nearby shopping and restaurants.

Good to know: Its SH 288 location is one of the reasons the community frequently attracts buyers commuting toward the Texas Medical Center.

Silverlake

Silverlake was one of Pearland's first major master-planned developments along SH 288.

The approximately 1,000-acre community includes roughly 2,500 single-family homes and is surrounded by extensive shopping and dining.

It has a more established feel than many newer master-planned communities farther outside Houston.

Southern Trails

Southern Trails is another west Pearland option close to SH 288.

It offers neighborhood amenities, trails and a suburban community setting while keeping residents close to Pearland's major retail corridor.

Southwyck

Southwyck offers a more established neighborhood environment with convenient access to west and central Pearland.

It can be worth comparing with Silverlake for buyers who like mature communities and convenient access to Broadway and SH 288.

Countryplace

Countryplace offers something completely different.

This gated 55+ community includes golf and recreational amenities and gives active-adult buyers an option within the established Pearland area.

Local Insight

Don’t choose a community based only on the house. School zoning, tax rates, HOA costs, commute routes and home age can all shape the true monthly cost and daily lifestyle.

Property Taxes in Pearland

Property taxes deserve attention before choosing a home in Pearland.

The City of Pearland is only one taxing authority included in a homeowner's total property tax bill.

Depending on the property, taxes may also include:

  • School district

  • Brazoria, Harris or Fort Bend County

  • Municipal Utility District

  • Drainage district

  • Other local taxing jurisdictions

The City of Pearland publishes its own annual tax rate information, but that rate should never be confused with the property's combined tax rate.

Two Pearland homes listed at the same price can have noticeably different monthly payments because of their tax jurisdictions.

Buyer Tip

Compare the estimated total monthly payment, not just the purchase price.

Principal + Interest + Taxes + Insurance + HOA

A higher-priced home with a lower tax rate can sometimes have a surprisingly similar monthly payment.

Schools in Pearland, TX

PEARLAND HIGH SCHOOL

School zoning is another reason to research the individual property rather than relying on the Pearland name.

Pearland ISD serves a large portion of the city and currently has 23 campuses and more than 20,000 students. The district received an A rating in the 2026 Texas Education Agency A-F Accountability Ratings.

However, not every Pearland address is zoned to Pearland ISD.

Depending on the property, buyers may encounter zoning connected to school districts including:

  • Pearland ISD

  • Alvin ISD

  • Fort Bend ISD

  • Houston ISD

  • Pasadena ISD

  • Clear Creek ISD

This becomes particularly important in west Pearland.

For example, portions of Shadow Creek Ranch are served by Alvin ISD even though the community is located within Pearland.

Does Pearland, TX Flood?

Flood risk should be researched for any property in Greater Houston, including Pearland.

The City of Pearland provides FEMA floodplain information along with an interactive GIS flood map that allows property owners and buyers to research local flood risk.

Before purchasing a home, review:

  • FEMA flood-zone designation

  • Seller disclosures

  • Previous flooding history

  • Nearby drainage channels and detention areas

  • Elevation information when available

  • Flood insurance availability and pricing

  • Drainage improvements in the surrounding area

A property that is not located within a designated high-risk FEMA flood zone can still have drainage or flooding considerations.

Does Pearland Have New Construction?

Yes, but Pearland is much more established than many rapidly growing Houston suburbs.

That means buyers should expect fewer large new-construction developments inside Pearland itself.

One newer project is redevelopment within Pearland's Old Townsite, where Sullivan Brothers Builders launched a residential community featuring historically inspired bungalows and row houses.

Buyers wanting a larger selection of builders, floor plans and move-in-ready new homes often expand their search south toward Manvel and Iowa Colony.

This is one of the biggest differences between Pearland and communities farther down the SH 288 corridor.

Pearland generally offers more established housing.

Manvel and Iowa Colony generally offer more large-scale new construction.

If you're open to other Greater Houston areas with significant new development, our Richmond relocation guide offers another look at how established neighborhoods and newer master-planned communities compare.

Shopping, Dining & Everyday Life in Pearland

Pearland has developed enough that residents can handle most everyday needs without driving into Houston.

Pearland Town Center + SH 288

Pearland Town Center sits near Broadway and SH 288 and is one of the city's primary shopping and dining destinations.

The SH 288 corridor also includes Silverlake Village Shopping Center, Shadow Creek Ranch Town Center and extensive surrounding retail and restaurants.

Broadway / FM 518

Broadway is Pearland's primary east-west commercial corridor and contains a large concentration of restaurants, retail, healthcare and everyday services.

The corridor is also undergoing significant infrastructure investment. TxDOT's reconstruction plans include expanding portions of FM 518 from four lanes to six, with roadway construction on the western segment beginning in 2026.

That project is important for buyers to know about because infrastructure improvements can also mean temporary construction and changing traffic patterns.

Parks + Outdoor Recreation

Delores Fenwick Nature Center

Pearland offers more outdoor recreation than many relocating buyers expect.

The city's parks system maintains approximately 547 acres of parkland, around 20 miles of trails, 14 parks and 28 athletic facilities.

Local options include:

  • Independence Park

  • Centennial Park

  • Shadow Creek Ranch Nature Trail

  • Delores Fenwick Nature Center

  • John Hargrove Environmental Complex

  • Recreation Center & Natatorium

  • Veterans Sports Complex

  • Neighborhood lakes and trails

The John Hargrove Environmental Complex includes approximately 87 acres with ponds and nearly two miles of trails, while the adjacent Delores Fenwick Nature Center focuses on native wildlife and environmental education.

The Pearland Recreation Center & Natatorium is another major community resource, with a gymnasium, indoor track, fitness facilities and both recreational and competition pools.

Healthcare + Texas Medical Center Access

Healthcare access is one of Pearland's strongest location advantages.

SH 288 gives residents a direct route toward the Texas Medical Center, which makes Pearland particularly worth considering for physicians, nurses, researchers and other healthcare professionals.

Pearland also has its own hospitals, medical offices, specialty clinics and growing healthcare presence.

For relocating buyers who work in the Medical Center but want a suburban home, Pearland often enters the same conversation as areas closer to central Houston.

The difference is lifestyle.

Closer-in Houston neighborhoods may reduce distance, while Pearland can provide more traditional suburban communities, larger homes and master-planned amenities depending on the neighborhood.

Pearland vs. Sugar Land vs. Manvel

These three areas sometimes end up on the same buyer's list, but they offer very different locations and housing options.

Pearland generally makes the most sense for buyers prioritizing access toward the Texas Medical Center and south Houston.

Sugar Land offers a highly established southwest Houston location with extensive amenities and mature neighborhoods.

Manvel provides significantly more new-construction opportunities but moves you farther south from central Houston.

If Sugar Land is also on your list, read our complete Moving to Sugar Land, TX guide.

Why Pearland Continues to Grow

Pearland's growth is closely tied to its location.

SH 288 provides access to central Houston while Beltway 8 connects the city east and west. At the same time, Pearland has developed its own substantial retail, healthcare and employment base.

Residential development has also continued moving south toward Manvel and Iowa Colony, extending the broader SH 288 growth corridor.

Pearland itself is becoming more established rather than simply expanding outward.

For buyers, that creates an interesting combination.

You can choose a mature neighborhood within Pearland or move farther south for newer construction while still using the same general SH 288 corridor.

Frequently Asked Questions About Moving to Pearland, TX

Is Pearland, TX a good place to live?

Pearland is worth considering for buyers who want suburban neighborhoods while remaining relatively close to Houston. Its location is particularly convenient for people commuting toward the Texas Medical Center, Downtown and south Houston.

How far is Pearland from Houston?

Pearland sits directly south of Houston. Actual drive time varies significantly depending on the neighborhood, destination and time of day, which is why buyers should test the commute from the specific community they are considering.

Is Pearland close to the Texas Medical Center?

Yes. SH 288 provides a direct route from west Pearland toward the Texas Medical Center, making Pearland particularly popular with healthcare professionals and other Medical Center commuters.

What are the best neighborhoods in Pearland, TX?

Popular communities include Shadow Creek Ranch, Silverlake, Southern Trails, Southwyck, Southlake and Countryplace. The best fit depends on your budget, commute, school preferences, tax rate and preferred neighborhood style.

What school district is Pearland in?

Pearland ISD serves much of Pearland, but portions of the city are served by other districts, including Alvin ISD. Always verify the school zoning for the individual property.

How much do homes cost in Pearland?

HAR reported a median sold price of $400,396 in September 2026 for the Pearland market area. Prices vary substantially by subdivision, home size, age, location and amenities.

Does Pearland have new construction?

Yes, but new-construction inventory within Pearland is more limited than in developing communities farther south. Buyers wanting more builder choices often expand their search toward Manvel and Iowa Colony.

Are property taxes high in Pearland?

Property tax rates vary significantly depending on the property's school district, county, MUD and other taxing jurisdictions. Compare the combined rate for the specific property rather than assuming every Pearland home has the same tax burden.

Does Pearland flood?

Flood risk varies throughout Pearland and should be evaluated for the individual property. Buyers should review FEMA mapping, previous flood history, seller disclosures, drainage and insurance options before purchasing.

Is Pearland or Manvel better for new construction?

Manvel generally offers more large-scale new construction and developing master-planned communities. Pearland offers more established neighborhoods, mature infrastructure and closer proximity to Houston. The better fit depends on whether you prioritize a newer home or location.

Is Pearland or Sugar Land better?

Both are established Houston suburbs, but they serve different parts of the metro. Pearland provides convenient access toward the Texas Medical Center and south Houston, while Sugar Land is positioned southwest of Houston with access toward Fort Bend County and west Houston. Your work location is often the best place to start the comparison.

Is Pearland Right for You?

Pearland's biggest advantage is that it gives buyers options.

You can choose an established neighborhood, a large master-planned community, a 55+ community or a newer home while remaining connected to Houston.

But where you choose within Pearland matters.

West Pearland may make more sense for a Texas Medical Center commute.

Central Pearland offers convenient access to established shopping and neighborhoods.

East Pearland can work better for buyers traveling toward Friendswood, Hobby Airport or southeast Houston.

And if new construction is the priority, expanding slightly south into Manvel or Iowa Colony may completely change the options available.

That is why we recommend choosing the location first, then the house.
